Terms and Essential Provisions of the Lease
The lease is the original written document signed by you and your landlord. A signed copy must be delivered to you within 30 days of signing. You, the tenant, are the lessee. Your landlord is the lessor.
Every lease must contain the following information:
- Name, address, and phone number of the owner(s) and any other persons responsible for maintenance of the property
- Name, address, and phone numbers of the person(s) authorized to receive complaints and any notices of violations of the law
- Amount of rent and the day it is due each month
If any utilities are included in the rent, make sure they are listed in the terms of lease. If you do not see them, have an addendum made before signing the lease. Otherwise, the landlord is not obligated to pay for utilities.
Emerson utilizes a state-of-the-art Emergency Notification System called CONNECT-Ed to communicate with students, faculty, and staff in the event of an emergency on the Boston campus. The system simultaneously transmits messages by telephone, email, and SMS (text messaging).
